Q: How can you offer discounted properties? Why wouldn’t you just keep great deals for yourself?

A: We offer real estate investment properties discounted up to 50%. Our business is based on using our unique marketing approach to find homeowners who need to sell their property. They often are in a difficult situation and want to sell a home “As Is” and quickly, and we can often help them by buying their house for cash … which is a win-win. Then, we pass the discount along to you and our other clients.

Q: How are the properties on this site different from ones I’d find on the MLS?

A: The MLS (Multiple Listing Service) is where real estate agents list properties for sale. Most other real estate websites draw their listings from the MLS. The standard sales process is designed to show the property to many people (with extensive marketing, through open houses, etc.) and get the highest possible price, but it may take months to close. More importantly, not all buyers using the MLS are able to buy homes in any condition. Some properties need repairs and certain things brought up to code before they can qualify for traditional loans.

The properties we offer here are rarely listed on the MLS. We work directly with the homeowners who are looking for an alternative. They may be in a situation that requires them to sell quickly to pay off a tax lien, or purchase a new home for a job transfer, or end a foreclosure. Other times, their property might be distressed or need serious repair (beyond the Handyman Special you often see listed). In any case, we’re able to help them solve their problem faster and cheaper than listing their home with an agent on the MLS.

Q: Can I use bank financing to buy these properties?

A: Most of our clients are real estate investors who pay cash for investment properties and can close quickly. However, if you are pre-approved with a bank and can close quickly… we’ll consider all offers. If you need financing to buy a property you see on our site, contact us today and we can connect you with lenders that we recommend and have worked with before.

Q: How do I make an offer on a property?

A: Send us an email or give us a call (info is on the Contact Us page). Keep in mind that we take offers first-come, first-served… and telephone tends to be the quickest. After we talk and you decide you want to purchase the property, we’ll request an earnest deposit to secure your offer. We’ll answer any of your questions so you feel 100% comfortable and confident in your decisions.

Q: How often do you add new investment properties in Omaha to the site and Preferred Buyers List?

A: We’re always sourcing new investment properties … and add new properties whenever we have something available. In some cases, properties may never make it to the site or may be sold on the MLS. Either check back often or let us know what you are looking for so we can find an exact fit for you.

Q: Do you charge any fees to buy or sell a home?

A: We don’t charge homeowners any fees when we acquire their home (we may pay their fees and debts as part of the deal). We purchase properties at a win-win price. When you buy an investment property from us, we include our property acquisition fee (our profit) in the price, still giving you a deeply discounted price.
