Anna Graham and Eric Lindeen of Chenoa Investment help real estate investors, business owners, and professionals build their retirement nest egg by offering solid investments backed by profitable real estate, earning our investors 6 to 18% on their money. We offer three approaches to investing: Private Money Lending, Partnering, and Real Estate Purchasing.
The Chenoa Investment Business Model
We buy distressed homes at a discount and prepare them for resale to flippers, investors, or the retail market. Properties often require some sort of repair or renovation – anything from a fresh coat of paint and new flooring to a major rehab. Every situation is different, but we have a solid construction management team working with us, and we’re able to get the work done well and quickly, with properties up for rent or resale typically in 4 to 10 weeks. Chenoa works with private individual lenders and partners to provide capital for the purchase and repair of these properties. We also look for cash buyers, either investors or flippers, who need affordable properties to purchase.
Our primary focus today is serving real estate investors looking for investment properties in Omaha, Nebraska. We’re constantly identifying new properties and can provide great discounted investment properties to our buyers.
The Chenoa Investment Team
Anna Graham and her husband Eric made their first real estate investment in Bozeman, Montana in 1995 when they purchased a modest home with a basement they rented out as its own apartment to help pay the mortgage. Years later, they leveraged the equity in that property through a 1031 Exchange to purchase a new five-plex worth five times the value of their original investment. Over 20+ years, they’ve owned and managed properties in three states and worked together on many remodeling projects.
Born and raised in Billings, Montana, Anna graduated with degrees in American Studies and history, which probably helps explain why she enjoys looking at and thinking about older homes so much. Over the years Anna has worked in marketing and PR, and as a grant-writer. She also owned two small businesses, developing her understanding of and appreciation for transparency and good communication. Whether with homeowners, realtors, construction teams, or investors, Anna is dedicated to thoughtful, thorough, and honest communication.
Anna met her husband Eric while they were both working at the LA County Art Museum after college. Eric managed the museum’s computer systems and kindly helped Anna when she was working after hours, trying to get her computer to behave! Eric was born and raised in Ventura County, California, where he thrived in 4-H and working on projects around his parents’ five-acre property in the country. He attended USC and has a B.S in electrical engineering and a master’s in business administration. According to Anna, “Eric loves a good challenge of any sort and is a great problem solver!” When it comes to real estate, they enjoy working with different types of investors to find creative ways to help them build equity and wealth through real estate investments.
How Do We Find Discount Properties?
Like most things, it’s all about having a consistent, reliable process. We’ve honed our marketing strategies to identify homeowners that need to sell quickly or at a discount. Fundamentally, our model is similar to a car dealership accepting trade-in cars at a discount. Consumers are willing to accept less money when they trade their cars in than they would if selling them themselves (listing the car on CraigsList, meeting random people in parking lots so they can take a test drive, often investing weeks or months in the process!). We provide a simpler and more efficient sales process for home sellers who want to avoid a long process. In exchange for a cash offer and fast closing, the seller is willing to accept less than the maximum sales price they would likely get from going through the traditional real estate market. A lot of people have circumstances that cause them to want to sell their homes quickly or in As-Is condition. Private Money Lenders
In our real estate business, we rely on private money lenders to help us grow by funding real estate-secured loans. Your loans help us purchase residential, multifamily, and/or commercial properties and pay for repairs needed on these undervalued properties. Once fixed up, they are sold or kept as rentals. In return, we pay you a competitive interest rate anywhere between 8-12%. Private money loans are generally 3-12 month fixed-rate, but we can also support a revolving line of credit, where the money is accessed as projects become available. This allows you to keep your money working with less time evaluating deals. We’ve found that private money lending is the easiest and lowest risk option to invest in real estate.
